There are two different types of land, agricultural and building land; what distinguishes them from each other is the building index, perhaps not everyone knows that it is possible to build a housing structure on both. Agricultural land has more limited options than building land and therefore has a much lower cost. The agricultural starts from a building index of 0.5 cubic meters per square meter of surface, so if we wanted, for example, to build a property of 500 cubic meters, we would have to have an extension of 10,000 square meters. In order not to place further restrictions on the new house project, if it was decided to buy agricultural land, it would be appropriate to check for the presence of any ruins or environmental restrictions. Particularly important in the real estate sector is the branch of building land, plots of land that have certain building capacities calculated on the basis of the building index also called the manufacturability index, a value assigned to a specific lot with which it goes back to its building capacity. The building index changes according to the rules of the PRG (General Regulatory Plan) which define urban areas, parameters that establish how to build and different regulations. To be buildable, the land must be connected to the technological network ensuring electricity, sewers, gas, water and be easily accessible from the roads, jackets without the presence of these requirements, it will be necessary to make it suitable for the intended purpose. . There are two types of building index: the “territorial” index, which refers to large portions of the territory, concerns the organization of spaces, the construction of works of public interest and therefore the “land” one, which most represents what interests, jackets’ concerns the manufacturability of individual private lots. What can be built on residential land will then be reported by the CDU (Certificate of Urban Planning Destination) which reports for each lot cadastral data, urban planning destination, building indexes, constraints to which the area is subject.
